Private lending is, simply an alternative form of investment, adding to Portfolio Diversity and giving rights, negotiability and direct controls which may not be available in other forms of less direct investments.
PMC assists by presenting analysed opportunities and oversight both leading up to, and subsequent to settlement, as well as recovery where necessary. Ultimately however, all decisions are made by the investors, though of course we will be involved in discussion as appropriate and will perform functions as instructed.

Controls
Financial advisers may argue that diversity is the key to safety. One factor underscoring diversity is control. You cannot control the stock market. Nor the real estate market. Nor cash rates. What an investor can control is the method of involvement.
In the private mortgage market, the investor’s involvement is essentially direct with the borrower, though with PMC assistance and the advice and expertise of legal or other professionals as considered necessary.
It is the investor who makes the decisions, and determines
- amount of the investment
- type and location of the property in which to invest
- loan to valuation ratio or LVR)
- recovery process
- variations, extensions allowed after settlement
Return on investment and loan structures - these may vary
The investor determines the return required for risk.
- Loan Amount (per single security) $800,000 to $10,000,000
- Generally 8%pa to 12% pa presently
- Interest Only (monthly in advance) or retained at settlement.
- LVR: Up to 75% (generally 70%)
- 6 to 12 months
